An exceptional home is not a rent figure. It has an address, a season, a cost of care, and an owner who may live in Casablanca, in Paris, or between the two. Choosing short-term or long-term rental is choosing a contract with time.

Two models, two relationships with the calendar

Long-term rental sells stability. One tenant, one lease, a monthly rent, few turnovers. It suits a home you are ready not to use for months, sometimes for years.

Short-term luxury rental sells availability. The house remains yours between stays. You block your own dates. Guests pay for a night, a week, sometimes a month, in a house kept like a private hotel. In return, the calendar, the linen, the welcome and the unexpected become a craft.

Rent is not income

An annual long-term rent is almost readable as it stands, once vacancy between leases and ordinary upkeep are deducted. Short-term income is read differently: nights occupied, price by season, housekeeping, linen, platform commissions, small repairs between arrivals. Comparing a monthly rent with a nightly rate, without those lines, compares two numbers that do not describe the same thing.

What short-term can produce, and what it asks

Morocco’s visitor numbers are no longer anecdotal: 17.4 million arrivals in 2024, then 19.8 million in 2025, according to the Ministry of Tourism. That demand does not, by itself, become an occupancy rate for your villa. It only says the market exists, and that it is increasingly exacting about quality.

A pool villa in Marrakech, a medina riad and an ocean penthouse in Casablanca do not live the same year. One depends on holidays and the European winter. Another can serve a steadier business guest. The right model is the one the house can sustain without wearing out, and that you can run without exhausting yourself.

Three questions before you decide

  • Can the house stay available for your own stays, or would you rather have a settled tenant?
  • Who answers on a Sunday evening, who checks the inventory, who calls a craftsman?
  • Does the income you have in mind still stand once linen, housekeeping and quiet weeks are counted?

A reading for this house, not a slogan

IGIDAR Prime does not publish a universal yield. A complimentary audit, delivered within 24 hours, compares both uses for your address: season, costs, level of delegation, a reasonable income. Commission is charged only on revenue actually collected. There are no fixed fees. The house remains yours.
